New marketing brochure for the landmark of Salmisaari

Visual storytelling to support leasing for a headquarters-level property

The office property Salme in Salmisaari, Helsinki, owned by pension insurance company Varma, offers headquarters-level office space for large corporations. Our task was to renew the marketing materials for the property to reflect its quality, status and accessible location in Helsinki’s maritime environment.

In a collaborative workshop we worked with the client to define visual guidelines on which the story and brand imagery for the renewed marketing materials would be based. The purpose was to design a cohesive package that makes an impact at first glance and sparks interest in visiting the property in person.

Timeless elegance

We designed a new visual identity for the marketing brochure, accompanied by a story inspired by mythology and natural phenomena to support the copy and brand description. In addition, we conceptualized the content direction for the 3D visualizations, keeping the property’s architecture and potential users in mind. The imagery employed dark tones, controlled drama and timelessness – an aesthetic that communicates the property’s prestige and stability. For the brand photography we created a shooting plan, coordinated models and production and captured portraits and drone shots of the property itself.
Shooting locations and the desired outcome were planned in advance, considering Salme’s appeal and the target marketing audience. The portrait photography was designed and executed so that the images could also be used across Varma’s other marketing materials. The resulting brand imagery highlights the property’s quality and timelessness.

Through the brand imagery, we aimed to create a first impression that the target audience could relate to. The presence of people makes the premises feel more lively and draws naturally the viewer’s attention, which is why we conducted the Salme shoots with models.

The end result was a marketing brochure that supports Salme’s position as one of Helsinki’s most prestigious properties, giving it a story that makes an impact even before the first visit.
In spring 2026, we will share updates on Salme’s space renovations, which we have been involved in designing.
